BENGALURU: The state government has announced good news for B-khata holders in Bengaluru. The cabinet has decided to grant A-khata recognition for B-khata properties as well.
For conversion from A-khata to B-khata, some criteria will have to be met. There are more than 30 lakh B-khata holders, and they have to follow the government’s criteria.
The criteria include:
1. B-khata holders need to declare private roads as public roads.
2. They need to pay a fee of 5 pc of the guideline value to get A-khata recognition.
3. For a 30×40 feet plot with a guideline value of Rs 1,000 per square foot, the fee would be around Rs 3 lakh.
4. If the B-khata property has a private road, the owner needs to allocate at least 30 feet of land for public use.
5. If there are B-khata sites on a 25-foot road, than five feet should be left for the public road, and two and a half feet each for the two side sites.
6. After allocating the land, the property owner needs to declare the road as a public road under the BBMP Act.
7. If a building has already been constructed on a B-khata property, in that case such owner should write a letter to BBMP asking it to declare it as a public road.
8. If a building is built on a public road, then the penalty for the area of encroachment should be paid according to such measurement.
